Palm Beach is an attractive location for homebuyers.
The median price for a one-bedroom apartment is $2,400.
The county also has a thriving tourism industry and is a gateway to the U.S. Atlantic coast, with two major cruise ports and a major airport.
Yet the number of properties that are selling at a premium for above-average prices is a problem.
The real estate market has not been this hot in the past several years.
Now that it is starting to pick up, Palm Beach County real estate agents are trying to help those who want to buy.
“I’ve been selling for more than a year, and I’m getting calls from buyers all the time,” said Steve Hays, an agent with the Florida Property Listings, a market research company.
“They’re looking for an area that’s just a little bit over the water, but they want to be closer to their destination.
We are getting more people who are interested in buying properties here than we have been in years.”
The problem is, there is a lot of land in Palm Beach.
But not enough of it.
The average price of a property is just over $5 million.
The state estimates that there are nearly 1,000 undeveloped parcels of land.
That is a big problem for the city of Palm Beach, which has a population of 1.3 million.
That leaves a lot less available land for development.
The city has a shortage of nearly 6,000 acres of land to build on, according to the county.
Many of those acres are in the city limits, which are roughly a quarter mile from the beach, and in the central city.
So many of those areas are also home to many residents who don’t live in Palm Beaches, or are too far from a beach, to make it worthwhile.
The real estate boom is being driven by a number of factors, including the influx of tourists from other parts of the country, as well as a boom in demand from the condo and rental market, Hays said.
The real-estate boom has also been fueled by the city’s new condominium and rental construction boom.
Developers are adding condominiums and apartment buildings in an effort to increase the amount of land available to them to build homes.
In Palm Beach alone, developers have added nearly 1.6 million apartments, condos and townhomes in the last two years, according the city.
That includes 1.5 million apartments and condos.
The condos are now being sold on a wide scale.
Developers have started to build in the outer city, where many residents have little access to the beach and limited space for their homes.
In some cases, the condos have been sold in single family homes.
Hays says that is a mistake.
“The condos need to be built in the middle of the ocean,” he said.
“We need to make the city as attractive as possible for people who want a place to live.”
“Palm Beach real-tourism has been booming, but the county still lagging behind,” said Palm Beach Mayor Steve Bell.
“There is a very limited amount of affordable housing available for people to live in.”
Hays said that the city has created a housing task force to help identify potential buyers.
The task force is also looking into the possibility of allowing condominium owners to opt-out of the condominium rental program, so they can buy homes in the community.
A lot of those condos are currently being built on land owned by the City of Palm Beachers, which is about 20 miles from the city, and about half of them are being built near a major cruise port, which would limit the number that can be built.
HAY said the city is working on a plan to allow condos and apartment homes to be added to the city for the benefit of the community, and to provide more affordable housing.
Hays also said that Palm Beach has some good things going, including affordable housing, schools and a great beach.
But the city still needs to improve its supply of land, which he says is a huge challenge.
For the most part, the city just doesn’t have the land to make those kind of improvements.
Hains says that some of the new development has been built on undevelopable parcels.
“The city is still trying to build more affordable homes, but that is very expensive,” he added.
“You have to build it on the land you have, and then pay for it, but not all of it.”
The city has been working on ways to address the problem.
It is partnering with the city and county to improve the access of people to affordable housing by creating more transit options, increasing the number and density of affordable apartments and encouraging developers to develop on existing property, Hains said.
